
Q. When do I call a home inspector?
A. A home inspector is typically contacted
right after the
contract or purchase agreement
has been signed.
However, before you sign,
be sure that there is a real
estate inspection clause in the purchase contract that
specifies that your purchase obligation is contingent
upon the findings of a professional home inspection.
This clause should outline the terms to which both the
buyer and seller are obligated with respect to the
findings of the inspection.
Q. Am I eligible for a discount if I have
a smaller than
average home?
A. Although you are buying a smaller
home, please
realize that everything
we do to inspect a 2,500
square foot house is required
in a 1,200 square
foot house. The
amount of time spent completing an
inspection is the same.
Even though the size of the
rooms are smaller, the
same features need to be
checked in every home.

Q. Who should attend the inspection?
A. Tex-Star Real Estate Inspections believes
our primary
purpose is to educate
our clients so they can make
informed decisions.
We encourage both you and your
realtor to
attend the home inspection.
This gives
both of you an opportunity
to raise any questions you
have about the structure
or its various systems. We
also suggest that
you have a written list of questions on
areas you have concerns
about and ask the inspector
at the time of inspection.
Q. Who does the completed inspection report
belong to?
A. The completed inspection report becomes
the property
of the requesting
client and can only be released to
other parties as
indicated by the client (i.e., realtor,
bank or mortgage
holder).
